The starting point is always the same: confirm the leak at the meter, establish whether it is inside the house or out in the buried service line, then locate it without opening anything.
Slab, crawlspace or basement: it changes everything
The foundation under your house decides how long a leak can hide. It is the most useful thing to know before anyone comes out.
Slab on grade. Supply lines run through or under the concrete. A leak there can run for months producing nothing but a climbing water bill, until a warm patch, cracked tile or damp carpet finally appears. These are slab leaks, located acoustically, through the concrete.

Basement. Water shows quickly, but in a finished basement it has already traveled along joists before appearing, so the ceiling stain is rarely below the actual leak.
Polybutylene: the Cobb County problem pipe
Polybutylene supply pipe was installed widely across Georgia between roughly 1978 and 1995, which covers a large share of Cobb County housing. It is gray indoors, sometimes blue for exterior runs, and often stamped PB2110.
It degrades from the inside out. Oxidants in treated municipal water attack the pipe wall and the acetal fittings, micro-fractures form internally where nobody can see them, and the pipe or fitting eventually lets go, with no weeping, no gradual drip, no warning at all. Polybutylene leak detection starts by identifying the pipe at the water heater.
That matters twice over. There are no early symptoms to act on, and a system that has produced one failure has been exposed to identical conditions everywhere else. Check at the water heater, under sinks and at the main shut-off. If you find it, the conversation is usually about the whole system rather than the single failure point.
When the stain is nowhere near the leak
Water follows the path of least resistance. It runs along the top of a joist, down the outside of a pipe, across a header and out through a light fitting, so the wet patch on your ceiling is rarely below the thing that is actually leaking.
That is why opening the wall under the stain is a coin toss, and why concealed leaks are mapped before anything is opened. Moisture meters read through finished surfaces to show how far the water has spread and which direction it traveled. Thermal imaging picks up the temperature difference a wet cavity or a hot water line creates. Acoustic equipment pinpoints the escape point.
Timing narrows it further: a leak that runs constantly is a pressurized supply line, while one that only appears after a shower or a washing-machine cycle is a drain.

Document it before anything is closed up
This is the step most people skip, and it costs them twice.
Your water utility will not apply a leak credit without evidence the problem was corrected, Cobb County accepts a repair receipt, a parts receipt, or at minimum a letter explaining what was done. Your insurer works from the probable cause and from whether the failure looks sudden or gradual, because gradual deterioration is one of the exclusions that defeats most claims.
All of that is easy to capture while the repair is open and effectively impossible once the slab is repoured and the wall is patched. Ask for photographs before opening, with the failed pipe exposed, and after the repair; a written statement of what failed and why; and the itemized invoice, emailed rather than handed over as a paper slip.
