Emerson Overlook is a named residential community in the Marietta area. In neighborhoods built out in a single phase, the plumbing tends to be consistent from house to house, same era, same material, same installer, which makes diagnosis faster and means failures often arrive in clusters rather than one at a time.

The starting point is always the same: confirm the leak at the meter, establish whether it is inside the house or out in the buried service line, then locate it without opening anything.

Slab, crawlspace or basement: it changes everything

The foundation under your house decides how long a leak can hide. It is the most useful thing to know before anyone comes out.

Slab on grade. Supply lines run through or under the concrete. A leak there can run for months producing nothing but a climbing water bill, until a warm patch, cracked tile or damp carpet finally appears. These are slab leaks, located acoustically, through the concrete.

Crawlspace. The pipe is accessible, so a leak usually shows within days, but that same exposure makes the pipe vulnerable to freezing after a hard Marietta winter.

Basement. Water shows quickly, but in a finished basement it has already traveled along joists before appearing, so the ceiling stain is rarely below the actual leak.

Buying or selling a house here

A leak changes a transaction, and it is far cheaper to know before contracts than after.

For a buyer, the two things worth establishing are the pipe material and the condition of the sewer lateral. Polybutylene routinely comes up at inspection, can affect insurance and financing in some cases, and gets priced into offers. A camera inspection of the lateral is inexpensive relative to a collapsed line under a mature front garden, particularly on an older property with big trees.

For a seller, a known leak is disclosable. Having it located and documented, with a written report and an invoice, is a considerably stronger position than a buyer's inspector finding damp of unknown origin and everyone assuming the worst.

What you can safely check yourself

There is a short list of things worth doing before calling anyone, and a shorter list of things not worth attempting.

Worth doing: the meter test; the toilet dye test with food coloring; checking the water heater pan and relief valve; isolating irrigation and re-testing the meter; walking the lot for a soggy or unusually green patch; and reading static pressure with a cheap gauge on an outside tap.

Not worth doing: opening a wall or floor under a stain to look. Water travels along framing before it appears, so the visible damp is a poor guide to the source, and exploratory openings usually miss, leaving you to pay for drywall repair somewhere that was never the problem.

If water is escaping right now

Order matters in the first ten minutes.

1. Close the main water shut-off. Inside where the supply enters the house, or at the meter box near the curb. Clockwise to close.
2. Cut power to the area at the breaker if water is anywhere near outlets or appliances. Do not stand in water to reach a panel.
3. Open the lowest taps to drain the remaining pressure out of the system.
4. Photograph everything before you touch it: standing water, damage, the meter reading. That evidence cannot be recreated later.
5. Start drying. In Georgia humidity mold can begin establishing within roughly 24 to 48 hours.

Which water utility bills you here

Most addresses outside the City of Marietta utility service area are billed by Cobb County Water System, which allows a partial leak credit once per rolling 12-month period across no more than two affected months, with proof of repair required. A Marietta mailing address does not by itself make you a city utility customer, the name printed on your bill is what settles it.

Local notes

On a sloping lot, water from a buried leak travels downhill underground before it surfaces. The wet area near the bottom of a slope frequently originates well above it, which is exactly why digging where the ground looks wet tends to produce several holes and no leak.
